Appraisals

AM-P work hard to stay on the leading edge of evolving policy and case law. Coupled with our collective planning experience we have an arsenal of examples to draw on in order to determine the potential of any project.

Initial Appraisals:

Our planning consultants are trained to assess planning prospects and to identify key issues with proposals from the outset. Whatever your development interest, AM-P can assist in deciding the viability of a site, the redevelopment options available to you, and any development control restrictions.

For most smaller scale proposals our initial written desktop appraisals are a fixed fee of £300 (exclusive of VAT). In most cases this is cheaper than pre-application fees charged by Local Planning Authorities. Moreover, our advice is impartial, objective and can often reveal hidden planning gains and strategies.

Example:

AM-P advised on the change of use of a property in Chelmsford from an orthodontist clinic to a residential complex. Our advice and recommendations set out the relevant policy and legislation covering the site, the potential for permitted development rights to be used and the specific design elements required to enhance the proposals.

Bespoke Appraisals:

Upon request, we can provide a bespoke written desktop site appraisal expanding upon the likelihood of success, the provisions and pitfalls, including any potential forward strategy, and mitigation measures to improve the prospect of success. These tend to be for larger development sites (i.e. those that exceed 1 hectare in size, or have the potential for large scale housing or employment growth). Fees will depend on the proposal: please contact us for a fee estimate.

Examples:

Site in East Herts:  AM-P undertook a full appraisal of the 250 hectare site and advised on a range of development opportunities. This included a full assessment of the site’s potential for strategic housing growth, wide-scale employment growth, the installation of renewable energies and the potential for permitted development rights to be utilised to convert existing outbuildings to smaller scale residential and business uses.

Bishop’s Green Cottage:  AM-P undertook a full appraisal of the 2.6 hectare site and advised on a range of development opportunities. Upon request of the landowner, this included a full assessment of the site’s potential for the redevelopment of a former stables building to accommodate housing growth and the wider constraints and opportunities of the site. Following our written appraisal, AM-P successfully obtained outline planning consent for 4 family-sized dwellings at the site in July 2021.
