Andrew Martin Planning (AM-P) recently secured full planning permission for demolition and significant enlargement of an existing house within the Green Belt. The site is in Ingatestone, within the Essex countryside. Brentwood District Council is the LPA.

Significant enlargement of an existing property within the Green Belt is heavily constrained by both national and local planning policy. However, AM-P lead and advised on a multi-stage strategy, seeking to maximise PD rights to extend the existing house and establishing a strong ‘fall back’ position. Through positive engagement with the Council via a pre-application submission, AM-P successfully negotiated a high-quality family house, designed by RD Consulting, to meet the client’s needs. In addition to the site being in the Green Belt, it also adjoined a Conservation Area and AM-P successfully addressed heritage comments provided during the planning application process.
